Wouldn't it be better to sign up with a franchise?

No. Everybody knows it's not the franchise that sells or lists houses but the actual agent and his or her work ethic. The downside of working with a large franchise is that you will be charged franchise fees and other mandatory fees that Villa Group does not charge. Many franchise agents are joining our company for this very reason, that's why we are one of the fastest growing brokerages in California.


Why should I leave my current brokerage to work with Villa Group?

If your commission structure is better than what Villa Group offers, don't leave your current company; but if Villa Group offers you a higher split that you deserve and you enjoy setting your own hours and rates, Villa Group is the place to be. Do the math and see if it makes sense for you. The math does not lie and you and your family deserve to keep more of your own money. Another reason to join is that a portion of profits from Villa Group will go directly to charity for the poor, elderly and disabled in third world countries.


Why was Villa Group formed?

First and foremost Villa Group was founded on God. Secondly, Villa Group was formed to help agents keep most of their hard earned money and help consumers with great agents. You worked for it, now keep it. We understand corporate greed and want to be the best brokerage for agents throughout the state of California.


How soon would it take for me to get signed up?

It can take as little as 20 minutes and you will be ready to start closing deals. Go to the home page and download the contractor agreement. Email or fax it in. Then go to dre.ca.gov, click eLicensing and log into your account. Here you will initiate a change of employment and we will accept the confirmation. Once we receive the contractor agreement and accept you in the DRE, you can start closing deals immediatly.


Can I set my own commission structure with my clients?

Yes. At Villa Group you are your own business within a business and can set any commission structure you like, including charging a flat fee. This will give you flexibility.


What is the fee for E&O insurance?

E&O is included per transaction. This means that if you do not close any deals you do not pay anything. There are no other fees to pay with Villa Group except your local MLS dues and other marketing fees you may accrue.


I am a new agent. Can I join Villa Group?

Yes. We offer training webinars which include training on purchase, listing and disclosure contracts. Call us or email for details.


Can I open my own branch office?

Yes. You may choose to open your branch within the state of California.


Can I get paid at the closing table?

Yes. Once we have the completed file to California Standards, we can have escrow write out 2 separate checks, one to you and one to the brokerage. This way you will get paid faster.


Do you offer an office?

Our commission structure is so competitive, we don't feel that we should charge you for a big fancy office. We would rather pass these savings on to you and your family. You can work from your home office and meet your clients at the house they want to purchase, coffee shops, restaurants, library, etc. You also have the option to open your own commercial office. We believe in a virtual office environment with the use of iPhones, Blackberry's, cell phones, laptops and wireless devices for closing transactions.


Do you have production standards?

No. You can treat this as a fulltime or part-time job and sell as little or as much real estate as you want, investors are welcome. We will not call you unless we are returning a phone call.

What is in your Agent Login area?

Our Agent Login provides our REO and BPO List (which I have personally had over 30 listings with this list), login and password for free unlimited loan training through www.mortgageknowledge.com, loan origination software link, business cards info, logo for signs, downloadable real estate forms, our policy manual and many more tools as we are constantly updating our site.


Are you FHA approved?

No we are not FHA approved, our main focus is Real Estate and Conventional lending. You can view our bank list and if you would like us to get approved with another bank simply let us and your AE know.


What lenders are you approved with?

You can view our lender list by clicking on the lender list link at the top of this page.


Can I use my own company name instead of Villa Group Real Estate and Mortgage?

Yes, we can set you up with your own dba, there is a startup fee to you of $200 for this plus any other quarterly fees from the city. Contact us for more info.


Can you be the broker of record for my corporation?

Yes. You are required to first have your own E&O coverage, workers comp and corporation license fee's. Contact us for more info.


Do you have any agents I can contact to see their experience?

We respect our agents privacy and do not give their info out. You can click on the Testimonials Link at the top of this page.
